So far, the eJustice portal and the opening of a secure electronic mailbox have enabled natural persons to file more complex court tasks, such as registration of ownership, on their own. One surprising exception is the cancellation of a mortgage by means of a cancellation offset. This is one of the most straightforward court procedures, which is further protected by the fact that the natural person must attach a notarised cancellation offset. Moreover, the bank is informed of the proposed deletion and can object to the procedure. Under the current legal solution, the application for cancellation can only be made through a notary, for which notaries - despite the simplicity of the procedure - charge over EUR 50. Moreover, notaries make an absurd amount of money twice when cancelling a mortgage - when notarising the cancellation offset, and then again when filing the cancellation application. Both times, of course, it is the citizen who has to take out a mortgage to solve his housing problem who pays. There is only one way to understand such a legal solution: - the desire to provide notaries with a quick and easy additional income. I therefore propose that: 1. allow the mortgage to be cancelled even if the cancellation offset is not notarised, as the bank has the possibility to object to the cancellation.2. allow natural persons to apply for cancellation of a mortgage without the intervention of a notary.
